16 Tech offers rare, shovel-ready, large-scale development opportunities in a rapidly advancing innovation ecosystem.

Today, the district boasts an existing 630,000 SF of innovation facilities and amenities (including projects under development). At full buildout, 16 Tech will be home to a total of 2.2M SF of office, lab, retail and residential space.

Recently completed projects include the Vanguard at 16 Tech, a 289-unit residential development. Active projects include a $172M investment in research expansion by Indiana University Launch Accelerator for Biosciences and the headquarters for Heartland BioWorks, a federally recognized Tech Hub.

 

Eight development parcels remain within the 50-acre district, offering transformative and shovel-ready opportunities for lab, innovation, office, residential, hotel and retail uses.

District amenities include the AMP food hall, home to more than 20 local retailers, shared parking and regional trail connectivity through the 16 Tech Bridge spanning Fall Creek. Walkable streets, activated ground floors and shared gathering spaces are intentionally designed to make innovation visible and encourage collaboration among researchers, entrepreneurs and corporate partners.

Public art installations and an upcoming park will further strengthen the district’s character and experience. Through thoughtful design and direct connectivity to downtown Indianapolis and the medical research corridor, 16 Tech supports a complete ecosystem where talent can work, live and engage in one integrated environment.

Spaces

16 Tech is a 50-acre innovation district designed to anchor Indianapolis’ life sciences corridor. With 2.2 million square feet of commercial space together with roughly 700 apartment units. planned over the next 5-10 years, the master plan integrates lab, office and makerspace environments alongside residential, hotel and ground-floor retail.

The district is designed for density, vibrancy and connection, linking downtown, the medical research corridor and surrounding neighborhoods through the 16 Tech Bridge and a network of public spaces. To date, 30% of the district is complete or in active development, representing investment of more than $341 million in vertical investment and $90 million in infrastructure.

Development within 16 Tech reflects a shared commitment to excellence, authenticity and long-term value creation.

All projects are reviewed by the Design Standards Committee to ensure alignment with district principles, including site design, building materials, landscaping, signage and public art. Developers are encouraged to submit conceptual designs for early feedback, followed by a full design review.

Available Parcels

  • Parcel D

    Parcel D is one of 16 Tech’s larger development sites. Located immediately adjacent to HqO, 16 Tech’s Innovation Hub including the AMP, a food hall and marketplace. The site is flat and should require minimum site/engineering work for development. With ample street frontage and on a main intersection within the district, Parcel D is well positioned to activate the Indiana Avenue and Gent Avenue street scape. Positioned adjacent to the future 16 Tech central green and at the trail head of the completed Tech Trail, development on Parcel D will attract visitors and tenants alike to the district. The site boasts views of the Indianapolis downtown skyline. 

  • Parcel E

    Parcel E is one of the more compact sites at 16 Tech yet features significant frontage on Gent and Indiana Avenues. The parcel is also immediately adjacent to the future 16 Tech Central Green and in direct proximity to HqO, 16 Tech’s innovation hub featuring the AMP, food hall and marketplace. The site is flat and requires minimal site/engineering work for development. As one of the most prominent viewpoints along Indiana Avenue, 16 Tech is seeking a distinctive and striking design for the building. 

  • Parcel H

    Parcel H is one of the largest sites and in the heart of 16 Tech. The parcel prominently fronts the 16 Tech green space and pedestrian friendly “flush” street including the Tech Trail – a walk/bike path directly connected to the Indianapolis Cultural Trail via the 16 Tech Bridge. Main frontage also includes the planned retail/storefront corridor for an active and engaging streetscape. The project on Parcel H will enjoy views of Fall Creek, the White River, natural areas and the iconic 16 Tech Bridge. 

  • Parcel K

    Parcel K is a compact site within 16 Tech and features a perfect, unobstructed view of downtown Indianapolis. The parcel anchors the east end of the 16 Tech green space and pedestrian friendly “flush” street including the Tech Trail – a walk/bike path directly connected to the Indianapolis Cultural Trail via the 16 Tech Bridge. Main frontage also includes the planned retail/storefront corridor for an active and engaging streetscape. Parcel K is immediately adjacent to the 16 Tech Hotel site on Parcel L. Views from the project on Parcel K will also include Fall Creek natural areas and the iconic 16 Tech Bridge. 

  • Parcel J3

    Parcel J3 is next to both the Heartland BioWorks HQ and the Emerging Manufacturing Collaboration Center (EMC2) – a 16 Tech anchor initiative focusing on Advanced Manufacturing and Industry 4.0. The project on Parcel J3 has a unique opportunity to be an extension and support of both these projects.

  • Parcel L

    Parcel L is intentionally located near the District’s key access point to the City’s trail network. Positioned adjacent to Fall Creek at the base of the future multi-modal 16 Tech Bridge, the parcel is being considered for a hotel, as it is designed to attract and connect visitors to downtown’s medical/research corridor. The site boasts views of the Indianapolis downtown skyline as well as its waterways, the White River and Fall Creek. 

  • Parcel O

    Parcel O could house up to 50,000 square feet of amenities or services (fitness/retail). Located behind HqO Innovation Hub.

  • Parcel G2

    Parcel G2 is a prime site in the center of 16 Tech, adjacent to Innovation Building 1, home to IBRI, CICP and IUSM and shared wet lab/drug discovery space for life sciences startups. The parcel fronts the 16 Tech central green and the pedestrian friendly “woonerf” style street along the central green as well as the Tech Trail – a walk/bike trail directly connected to the Indianapolis Cultural Trail via the 16 Tech Bridge. The site is flat and requires minimal site/engineering work for development. The project on Parcel G2 will also enjoy views of Fall Creek, natural areas and the historic Citizen’s Pumping Station.
